INFORMATION FOR TENANTS


The 1 Residential Lettings and Management Ltd's aim is to become the number one choice for quality residential lettings in the North East by matching the right people to the right property. We concentrate on the professional and post graduate sector. Our lettings team, lead by Graeme Shaw, benefits from well over a decade's lettings experience in the North East.

Finding the property

Finding the right property takes time. We recommend that you start your search at least a month before you need to move in your new home. The first step is to register with us and provide brief details about yourself and your specific requirements for accommodation. We will search our database to locate a property for you to view, and if nothing is available or suitable at the time, we will hold the information and contact you when an appropriate property becomes available.

Our tenancies are for a minimum term of 6 months, payable monthly in advance. We regret that we cannot assist tenants under the age of 18 or people claiming housing benefits.

Viewing the property

Once you have chosen your new home, you will be required to reserve it by paying a holding deposit and our administration charge as well as completing the appropriate documentation. This holding deposit will generally be equivalent to one month's rent. The administration charge will generally be equivalent to half of one month's rent. Should the Landlord decline to grant the tenancy, the holding deposit will be refunded to you. However, in cases where you decide not to proceed for any reason, or if the information you provide in your application is inaccurate, incomplete or fraudulent, the holding deposit will be forfeited.


We do not accept cheques as all monies due must be made in cleared funds by using one of the following methods:

  • Debit card
  • Credit card - a surcharge of 2.5% will be added to the payment.
  • Cash
  • Direct bank transfer

  • REFERENCES


    To proceed with reserving a property, you will be required to provide suitable identification in the form of:

  • Photo driving licence
  • Passport
  • Utility Bill

  • We always use the services of an independent specialist referencing company to reference prospective tenants. In order to do this we require that all tenants of 18 years of age or older complete an application form. We'll do the rest. Sometime we may need you to supply extra information in order to carry out referencing and we may ask for you to put forward a guarantor.


    RENTS, DEPOSITS & OTHER PAYMENTS

    Rents will be quoted per calendar month (PCM) and payable monthly in advance, by bank standing order, directly into the company's bank account. We will provide you with a Standing Order form to complete for the monthly rental payments.

    You will be responsible for the direct payment the following:

  • Council tax
  • Water rates
  • Gas
  • Electricity
  • Other fuel - if applicable
  • Telephone costs
  • TV licence

  • DEPOSIT

    A security deposit, or bond, equivalent of one month's rent plus £100 must be paid. This deposit, held in a separate bank account, will be used to cover any damages, breakages and any other liabilities under the terms of your tenancy agreement.

    Since the 6th April 2007, deposits taken by landlords and letting agents under Assured Shorthold Tenancies (ASTs) in England and Wales must be protected by a tenancy deposit protection scheme. The 1 Residential Lettings & Management Ltd deposits will be protected under the Deposit Protection Scheme (DPS). For more information on this scheme, please visit www.depositprotection.com


    INSURANCE

    It is important that you, as a tenant, make the necessary arrangements for insuring your own contents and also ensure you are covered against accidental damage to the landlord's property. Many landlords want to see proof that you have taken out the appropriate insurance before you move in to their property. Tenant insurance policies are available from many insurance companies and if you require further information on this, please contact us.


    MOVING IN TO THE PROPERTY

    When all references have been returned, reviewed and are deemed satisfactory for all tenants, we will produce a Tenancy Agreement. This agreement will need to be signed by everyone who is named in the document and must be completed before you can move in. It is, therefore, vitally important that you ensure all named individuals are available for signature in advance of the move in date. If there is a guarantor, they will also need to sign a Guarantor document before you can move in.

    You can move into your new home on the first day stated in your tenancy agreement

    On the agreed move in date and time, we will meet you at the property and:

  • Agree gas and electric meter readings.
  • Provide details of the utility suppliers.
  • Provide details of alarms, security codes etc.
  • Provide the required number of sets of keys - Let and Manage only.
  • Provide an inventory schedule - in the case of a Let and Managed service.
  • Provide details of the landlord - in the case of a Let Only service.

  • We regret that we cannot assist with telephone, T.V. or satellite accounts.


    ABOUT DURHAM & THE SURROUNDING AREA

    The Durham area has a mixture of housing attracting a diverse population. Many families are attracted to the area because of the excellent public and independent schools and Durham has one of the top universities in the country. New and refurbished residential housing is a critical component to the regeneration of the City centre and it is also an increasingly popular residential location.

    Durham has excellent transport links to other major cities like London, Newcastle and Edinburgh. Durham station is on the London to Edinburgh East Coast Mainline with trains reaching Newcastle in just 15 minutes and London in three hours. In addition, there are excellent links to National motorways and Newcastle and Durham Tees Valley international airports, dedicated cycle routes and footpaths in and around the city.
