What We Offer

There are two main services that we offer landlords:

Let Only Service - where we do everything to find the right tenant for your property.

Let and Manage Service - where, in addition to finding you the right tenant we will maintain the property and collect the rent.

  • We will appraise your property and provide you with a verbal rental assessment as well as advice about letting the property and complying with various safety regulations..

  • We will advertise your property on our website and other search engines, including and in local publications where and when we feel appropriate. We will also erect a signboard outside your property.

  • We will arrange viewings and accompany potential tenants to view the property and agree details of the let with you

  • We will take a down payment from prospective tenants, to reserve the property and agree details of the let with you.

  • We will prepare the tenancy agreements in accordance with current legislation, arrange signatures by the tenants and set up a Standing Order for the monthly rental payments.

  • We will collect a deposit, equivalent to one month's rent plus £100, and handle this in accordance with the Deposit Protection Scheme (DPS). For further details visit

  • We will check the tenant into the property and confirm and record gas, electric and water meter readings where physically possible.


In addition to the above, for the Let and Manage service we will:

  • Prepare an inventory schedule, detailing the condition of the items.
  • Ensure transfer of the gas, water and electricity bills into the tenants name, where possible,
  • Receive the monthly rental payments in advance and promptly forward these to you.
  • Give the tenants our 24 hour emergency contact number.
  • Undertake quarterly inspections of your property.
  • Arrange for any necessary repairs or maintenance for your property.
  • Check the tenants out of your property at the end of the agreement.

  • or £275.00, which ever is the greater figure


  • An administration charge of £100 will be made to the landlords where current tenants renew their assured shorthold tenancies
  • Landlords who require a written rental evaluation will be charged £100 for that service. This cost is fully refunded to the landlord once we have signed up a suitable tenant to the property
  • All fees are subject to VAT when and where applicable.

  • plus 12% of the monthly rent (or £50, whichever is the greater figure).
